The delineated boundaries of permitted uses by zone for property located in Prince George's County, Maryland.
Represents the boundaries of permitted uses for properties located in Prince George's County, Maryland, whose zoning is governed by the decisions of the County Council, sitting as the District Council as was delegated to them by the State of Maryland. Zoning boundaries at rights-of-way are graphically delineated to follow property boundaries that run along those rights-of-way; however, in accordance with Zoning Ordinance, Sec. 27-111. Boundaries of zones, permitted uses should always, unless explicitely cited, be interpreted to follow the centerlines of those rights-of-way. The boundaries were primarily developed to address cases of split zoning where the permitted use of a single property may vary by case or condition. A property may be split by different zones, or may bear the same Class of Zone on either side of the split line, but also be governed by a different set of conditions, the split line being the determining factor as to what extent those uses and conditions may apply. Boundaries that are not common but that in some instances may be required to be shown on the zoning map and are covered in this featureclass are Proposed Rights-of-Way, and Reserved Open Space (R-O-S) zoning that extends into the right-of-way. Proposed rights-of-way are annotated as such citing the name of the proposed road; and the bounding extent to which the R-O-S zone extends into the right-of-way is indicated by lines that cross the right-of-way and are annotated as "R-O-S ENDS HERE". Most permitted uses follow the boundary standards cited in Sec. 27-111. Boundaries of Zones from the Zoning Ordinance, Subtitle 27 and follow centerlines of streets, rail, other rights-of-way, streams, or natural features. Attributes of this featureclass are coded under the Field Names "SPLIT" and "BOUNDARY_STATUS", and each have Default values of "0".
